| Our
Buyer's Eyes report will help you prepare your home for a faster sale and a higher
asking price! Each Inviting
Décor client receives a comprehensive "Buyer's Eyes" report,
designed to assist home owners in preparing their property for sale. We carry
out a comprehensive 150-point checklist that includes every room in your house.
We open cupboards, look in drawers, look for clutter - in fact we look at your
home with the same "eyes" a potential buyer would use. Each
Buyer's Eyes report is easy to read, avoids technical jargon and offers compasion
and understanding. What does that mean? We're not out to unduly criticize or demean
your home. We understand that our clients lead busy lives and that as far as they
are concerned, their home is "just fine". Our role is to help you
understand what potential buyers will be looking for and prepare you, so you can
prepare your home. Here is an extract from
one of our comprehensive Buyer's Eyes reports. Kitchen: Top
Priorities *
The solid surface countertops are an important selling point. To show off the
countertops and create the feeling of space, either pack or put away any appliances
and spices that you can temporarily live without. Perhaps you could safely put
a few knives in your cutlery drawer and pack away the knife set. Open a cookbook
to a pretty recipe and put it on the cookbook stand to give the buyer a feeling
of home. * Hide the bug spray canisters that are under the sink, they may
make the buyers think that there is a pest infestation. * Try to pack approximately
25% or more of the pantry contents. You are probably going to be too busy to use
your cookbooks while you are prepare to sell your house and move, so those may
be good candidates to pack away. Target packing extra inventory. Any organization
that you can do in the pantry will provide the buyers with the thought of "if
the sellers can keep the pantry organized and with room to spare, then I can too,
if I buy this house. * Try to pack approximately 25% of the kitchen gadgets
so that the buyers will not have trouble opening and closing the drawers. *
Vacuum the cutlery drawers. * Pack away all notes, cards, coupons, pictures,
and magnets on the refrigerator that aren't absolutely necessary. * Purchase
a small decorative box or covered basket to hide papers and mail that are on top
of the refrigerator and on the kitchen island. * Clean the finger prints and
smudges on the door that leads to the garage and on the pantry doors.
If
you have time in the kitchen * Replace the kitchen rug. * Fill the basket
by the sink with fresh fruit. Lemons and/or limes provide a nice fresh appearance. *
Purchase a new dish cloth and towel.
